Central air conditioners have two separate components these are the condenser and the evaporator both work in helping the home or office in cooling. The condenser unit is usually located outside the house and the evaporator coil is mounted in the plenum or main duct junction. Generally central air conditioners are connected to a home's forced-air distribution system with the same motor, blower, and duct work used for heating that are used to distribute cool air from the air conditioning system. So when a central air conditioner is operating, hot air inside the house flows to the furnace through the return-air duct and that hot air is moved by the blower across the cooled evaporator coil in the plenum. Then it delivered through ducts to cool the house therefore when the air conditioner works but the house doesn't cool, the problem is probably in the distribution system that you need to fix.

But you cannot work it alone because both the evaporator and the condenser are sealed and only a professional service person should be called for repair and maintenance other than regular cleaning. Central air conditioners should be inspected and adjusted before the beginning of every cooling season by professional air conditioning units’ services. However there are some things you can do and follow for specific maintenance procedures to keep your system operating at peak efficiency.

For preserving the air conditioning, cleaning the evaporator is a must. The evaporator should clean ¬once a year. Here's some procedure on how to clean an accessible evaporator:

• Remove foil-wrapped insulation at front of plenum and remove tape carefully replace later when done cleaning. Behind insulation is access plate remove with screws and lift off plate.
• Clean entire underside of evaporator unit with stiff brush and slide evaporator out a little to clean the side. Be careful not to bend pipes.
• Clean tray below evaporator unit that carries condensation away from evaporator you can pour 1 tablespoon of household bleach into weep hole in tray to prevent fungus growth.
• For extremely humid weather, check condensate drain and pan every other day to keep out moisture in pan, weep hole from pan to drain line may be clogged.
• Put unit back into place, reinstall plate, and tape insulation back over it and turn back on air conditioner, and check for air leaks. Seal any leaks with duct tape.
